Property landlords have so many boxes that need to be ticked these days, and for many this means a long list of issues that need to be dealt with before any tenant can ever set foot in a particular property. A house or flat that remains empty for too long can be an expensive white elephant until the day comes when finally someone moves in and starts to pay rent.

One of the most important boxes that need to be ticked is the Electrical Installation Condition Report, otherwise known as an EICR. And while an EICR is usually performed and issued when there is a change in occupancy, it can also become necessary because of specific damage to a property, a change in environmental conditions or sometimes because of the concerns of the tenant.

We will carry out a full inspection of your electrical systems and installations, highlighting any potential issues along the way. When the report is issued, the landlord will have a certificate that gives an indication of the electrical safety of the property. The specialists look for items such as overheated systems, broken sockets, damaged wiring, previous electrical repairs and evidence of overloading.

It may be that the property is deemed unsafe and the report will be a negative one. This will mean that some work needs to be undertaken to make it safe once again. There are three levels of unsafe criteria: present danger, potential danger and recommended improvements.

While there is no legal requirement to issue an EICR in some parts of the UK for any property, it can be in Scotland and for many landlords this is now standard practice. British Standard BS 76719 recommends business properties to have a test every five years, for domestic properties every ten years and for rented homes either every five years or whenever a new tenant is about to move in.
